Why is the RoofSMART™ Performance Warranty superior to a manufacturer warranty?2017-04-07T13:22:59+00:00

The RoofSMART™ Performance Warranty dictates to the roofing manufacturer terms that protect YOUR interests, not theirs, shifting the responsibility and liability back to the manufacturers and Moisture Management itself, as the design professional. The goal is to reduce time consuming warranty claims to the manufacturer and to protect you in the event of a significant material failure.

What type of roof do you typically recommend clients install?2017-04-07T13:25:02+00:00

One of the benefits of using an unbiased, independent roof consultant rather than a contractor to design your roof is that the roof is designed SPECIFICALLY for your buildings’ needs, usage, and budget. Therefore, we look for the best components that fit those needs, from a wide variety of manufacturers and system types, to design your new roof.

I have older roofs that I’ll be replacing in the next few years, do I still need Moisture Guard?2017-04-07T13:26:02+00:00

Yes! While Moisture Guard cannot save a roof past its service life end, there is significant value in performing maintenance in the last years of its life to extend the life of the roof, reduce interior leaks, and protect vital insulation and roof decking that could potentially be reused, resulting in tremendous savings on the new roof.

What are the basic preventative maintenance roof services Moisture Guard provides?2017-04-07T13:30:58+00:00

While there are varying levels of Moisture Guard (MG) service which covers more extensive repair items, the basic services for Moisture Guard include:

  • Thorough roof inspection for any problems or issues
  • Clean out roof drains and tighten drain bolts
  • Remove sharp/dangerous objects like screws, nails, and metal debris
  • Remove light debris and other objects that inhibit drainage
  • Re-caulking open joints in counterflashings, T-bars, and coping joints
  • Tightening boot collar straps on pipe penetrations
  • Refilling pitch pans on curb units
  • Providing an Immediate Repairs Checklist for items outside the MG program
Why would I pay a company to call a roofer for me?2017-04-07T13:31:56+00:00

Moisture Management does much more than just “call a roofer” for you, we serve as your advocate and consultant. Each repair is documented, reviewed, and tracked in our online roofing inventory database, and each invoice is reviewed for accuracy and reasonableness. In addition, we review all proposals to protect you from unnecessary or inappropriate repair costs.

What sort of building components comprise the “building envelope”?2017-04-07T13:33:29+00:00

The building envelope is made of all the components that are below the roof, which include walls, windows, skylights, doors, and other features. Each of these components must work together to keep waterproofing integrity.

Under the C.A.L.M. program, can I keep my existing roofing contractor?2017-04-07T13:34:54+00:00

Yes, you can continue working the contractor of your choice or we can recommend a certified RoofSMART™ contractor for you. If you elect to use your existing roofing contractor, we will work with them on providing you with repair photos, we will review their service reports, and ensure their billing is accurate and justified on your behalf.

I have newer roofs on my facility, do I still need Moisture Guard maintenance service?2017-04-07T13:38:00+00:00

Yes! Moisture Guard is a tiered preventative maintenance program, offering varying levels of service dependent on your needs. At its most basic level, Moisture Guard for newer roofs ensures the roof is inspected annually (a necessary action to keep your roof warranty valid), potential problems are identified quickly, and drains and gutters are kept clean and in good working order.

What makes a Moisture Management designed roof different from a normal architect firm?2017-04-07T13:39:31+00:00

Moisture Management’s roof design experts have decades of experience in specifying and designing roofing systems that meet the needs of the building and the expectations of the customer. Since our sole focus is on the roof system (not on the windows, doors, landscaping, etc.), our designs contain the latest products, installation methods, and industry “best practices” that many architects are not familiar with.

My wood gym floor got wet during a major leak, can it be saved?2017-04-07T13:40:12+00:00

Yes! Moisture Management has extensive experience in setting up systems to dry out gym floors, saving schools thousands of dollars over replacement. The key is QUICK ACTION to begin the drying out process as quickly as possible after the water event.

What are some signs there are problems with my building envelope?2017-04-07T13:43:38+00:00

There are many signs of moisture infiltration into the building envelope, including efflorescence (a white, salty deposit on the brick), broken bricks and mortar joints, staining, and shaling of the brick surfacing. For EIFS and stucco walls, cracking, delamination, and exposed scrim are signs of issues you need to have investigated.
