“Central Noble Community School Corporation is a small corporation, with a combination of facilities built anywhere from 1938 to 2008. Several different roof types have been applied on all these buildings over the years. These include built up roofs, mechanically fastened single-ply membrane roofs, as well as totally adhered roofing systems. We have an excellent relationship with our architectural firm, but partnering with Moisture Management for their expertise is solving roofing, waterproofing, and moisture infiltration problems has proven to be very beneficial and satisfactory for us.

As an example, we used Moisture Management to solve an earthen berm leak that was a persistent and intermittent problem since the building was completed in 1984. They engineered a solution, helped us locate the materials needed, and trained my staff to do the repairs. The effort resulted in saving the district a large amount of money.

“Franklin Township Community Schools regularly utilizes Moisture Management’s services as a Commissioning Agent on our capital projects. In addition to architects and project managers, we have found that having a qualified roofing consultant involved is essential to completing our capital projects to the standards we have set.
Prior to our involvement with Moisture Management, we often experienced problems with our new roofs shortly after the installation process was complete. Over time, we learned that, despite having 15, 20, even 25 year warranties, our roofs were failing in less than 10 in many cases. Once the failure occurred, a series of endless finger pointing and stalling began, usually culminating in the warranty being invalidated in some fashion.

After these disappointments, we decided to work with Moisture Management to improve the initial and long term quality of our roofing installations. Brennen and his team have been charged with overseeing my roofing and masonry projects, focusing on eliminating installation mistakes, ensuring the proper details and materials were used, and documenting the entire process in the event a future dispute occurs.

During their inspections, Moisture Management has uncovered cases of damaged materials being installed, the use of unapproved components (which would immediately invalidate the warranty), contractor billing fraud, installation defects and deviations in applications that would void my warranties if something should occur. The daily jobsite inspections, coupled w/ pre-final and final inspections Moisture Management has provided, have drastically improved the final roofing product well beyond the standards that the often overworked Manufacturer warranty inspectors demand.

In summary, I have been very happy with the performance of Moisture Management and our Roof Commissioning Program. I firmly believe the value they have provided far exceeds the fees that they require. In fact, the roof failures and problems they likely have prevented during my construction projects could easily reach six figures over the life of our facilities.
