Head of Maintenance, South Henry School Corporation
“Last year, our school district had our roofing inventory surveyed by Tremco Roofing to ascertain what course of action was needed and to develop budgets to replace some failing roofs on our buildings. After receiving their recommendations and budgets, I was surprised by the high dollar amounts and opted to get a second opinion before committing to the costly 5 year plan developed by Tremco.
From a referral, I contacted Moisture Management and asked them to provide the same kind of analysis and budgetary forecast. Not only did Moisture Management deliver an outstanding report of the deficiencies on our roofs, but they were able to design a re-roofing solution that matched or exceeded the Tremco roofs in performance criteria at about half the price. Obviously, the cost savings, combined with the professionalism they exhibit, made the choice to use Moisture Management an easy one for me.
I would strongly recommend Moisture Management to anyone that needs assistance in managing their roofs or developing a plan to do so”.
Mr. Stan Jacob-
Business Manager- Central Noble School Corporation
“Central Noble Community School Corporation is a small corporation, with a combination of facilities built anywhere from 1938 to 2008. Several different roof types have been applied on all these buildings over the years. These include built up roofs, mechanically fastened single-ply membrane roofs, as well as totally adhered roofing systems. We have an excellent relationship with our architectural firm, but partnering with Moisture Management for their expertise is solving roofing, waterproofing, and moisture infiltration problems has proven to be very beneficial and satisfactory for us.
As an example, we used Moisture Management to solve an earthen berm leak that was a persistent and intermittent problem since the building was completed in 1984. They engineered a solution, helped us locate the materials needed, and trained my staff to do the repairs. The effort resulted in saving the district a large amount of money.
Moisture Management has also been very helpful in keeping our roof inventory updated with regular evaluations, including pictures we can easily show our Board of Trustees.
Their assistance with revising budgets (that have been changing rapidly due to spiking petroleum prices), has proven to be invaluable and accurate. With the challenge of delayed payments from property tax sources (due to reassessment and trending) and the spiking oil prices, it has be re-assuring to have Moisture Management assist us in planning, bidding, and re-evaluating projects. We appreciate their flexibility, expertise, and professionalism in the current business climate. “
Superintendent, Union School Corporation
” After a water damage event at one of our schools, we needed an immediate assessment of the damage and a plan to remediate the affect areas. I called Moisture Management and they responded in hours to the facility. Using an infrared camera and their professional expertise, they quickly identified the wet areas, the scope of the problem, and the underlying cause. The well documented report we received complete with photos and explanations, made it easy to understand the problem and what we needed to do to rectify the situation.
If you experience a similar breach of your “Building envelope” (a term they use to describe the building) I can’t think of a better company to call for an investigation. Their quick response, professional service, and well documented findings made the experience of working with them a pleasure. I highly recommend Moisture Management as a company yo9u can trust that produces results. “
Assistant Superintendent, New Castle Schools
“In these times of tight school budgets and what feels like endless paperwork tasks, one of the greatest challenges facing central office school administrators is dealing with our roofing needs. Whether it is a 'simple' leak problem, or a major tear-off and replacement, roofing issues take a significant portion of our school dollars and time."
"Moisture Management helped us with a major roofing project during the summer of 2006. We were promised that Moisture Management would take us from the detailed roof evaluation phase to installation completion, and this promise was kept. We are already making plans to work with Moisture Management on our 2007 capital roofing projects."
Assistant Superintendent- Northwestern Schools
“With numerous types of roofs that ranged in condition from new to needing immediate replacement I did not feel that I had the time or expertise to evaluate all of our roofs and develop a long term plan for repair and replacement. After doing research, interviews, and reference checks, I decided to work with Moisture Management to develop a long term maintenance plan.
In a little over a year, Moisture Management has helped me analyze the condition of all of our roofs and develop a long term plan to extend the life of our roofs and replace the poor ones. I plan to continue our relationship with Moisture Management as we work our plan. Last summer, Moisture Management prepared specifications, provided bid counsel, and oversaw a roofing project at one of our schools. I was very pleased with their management of the project, especially their oversight of the roofing contractor. We are working together again this year, preparing for summer projects, to do roof maintenance, roof replacement, and masonry work. I am convinced that the services they are providing will help us extend the life of our roof assets and save our school corporation money”.
Building and Grounds Director, Franklin Township Schools
“Franklin Township Community Schools regularly utilizes Moisture Management’s services as a Commissioning Agent on our capital projects. In addition to architects and project managers, we have found that having a qualified roofing consultant involved is essential to completing our capital projects to the standards we have set.
Prior to our involvement with Moisture Management, we often experienced problems with our new roofs shortly after the installation process was complete. Over time, we learned that, despite having 15, 20, even 25 year warranties, our roofs were failing in less than 10 in many cases. Once the failure occurred, a series of endless finger pointing and stalling began, usually culminating in the warranty being invalidated in some fashion.
After these disappointments, we decided to work with Moisture Management to improve the initial and long term quality of our roofing installations. Brennen and his team have been charged with overseeing my roofing and masonry projects, focusing on eliminating installation mistakes, ensuring the proper details and materials were used, and documenting the entire process in the event a future dispute occurs.
During their inspections, Moisture Management has uncovered cases of damaged materials being installed, the use of unapproved components (which would immediately invalidate the warranty), contractor billing fraud, installation defects and deviations in applications that would void my warranties if something should occur. The daily jobsite inspections, coupled w/ pre-final and final inspections Moisture Management has provided, have drastically improved the final roofing product well beyond the standards that the often overworked Manufacturer warranty inspectors demand.
In summary, I have been very happy with the performance of Moisture Management and our Roof Commissioning Program. I firmly believe the value they have provided far exceeds the fees that they require. In fact, the roof failures and problems they likely have prevented during my construction projects could easily reach six figures over the life of our facilities. I highly recommend Moisture Management as a valuable supplement & Commissioning Partner to your design and project management resources. “
