The first step in determining a course of action is to perform a comprehensive, detailed analysis of your existing roofing assets.  By examining the condition, age, size, and type of your existing roofs, Moisture Management can then develop a strategy to fit your budget and deliver above and beyond your expectations.

Moisture Management’s detailed Roof Analysis Report (or RAR) is a compilation of valuable information regarding your existing roof systems. Typically, this report is useful to a wide array of individuals charged with maintaining and financing facilities. The RAR report is an effective tool in maintaining, repairing, and extending the life of existing roof systems.  In addition, it is a critical element in developing a long-term management plan for the facilities roofing assets.

The information gathered during our inspection is compiled and presented in an organized and easy to use computerized format. A typical report includes roof sizes, types, conditions, defects, and identifies critical issues. All conditions and problems are verified photographically and are included in a slide show format.  Scaled roof plans accompany each report, including color-coded drawings designating individual roof areas by roof type, as well as by condition according to life expectancy.  The RAR report recommends maintenance and corrective actions for the noted defects, provides budgets, and offers a global summary of your facilities. 

Moisture Management can also tailor the inspection and RAR report to be as detailed as you require.  Additional information regarding each roof area can be gathered by collecting core samples from each roof.  Core information provides additional data including; deck type, roof system attachment method, the number of roof systems applied, and the insulation type, thickness and condition.  The roof membranes can also be tested for ply-strength, inter-ply quantities, and analyzed for asbestos content.  All core samples taken and/or tested are replaced and sealed watertight.  If requested, a scaled roof plan can be provided that accurately locates and identifies roof-top penetrations and projections.

If the information is available, your Moisture Management representative can gather and compile the history of the current roofing system including the installation date, past leak history, and any applicable warranty information.

Finally, a Five-Year Budget Plan is included with each RAR report.  Combining our years of roofing experience with the information gathered during our inspections, we can accurately propose a detailed course of action that will maximize the effective life of your roof inventory.  As part of this management plan, we will provide estimated budgets for each facility, for each of the next five years.  The budget plan allows your management team to forecast and appropriate funds to your facilities in the most effective and economic manner.  Information is knowledge.  Knowledge is power.  Get the accurate information you need to stay ahead of the game.
